The world of property lettings can sometimes seem a little daunting. Here are a list of questions we get asked regularly to help clear up some confusion. Also feel free to contact us on 01633 746 800 for further information.

+ How do properties get checked & how regularly?

We carry these out every 4 months on a managed property and attend as required by landlords at no additional cost. As a landlord, you will receive documents with pictures of the property, highlighting areas of that may require attention.

+ Can I do the maintenance myself?

Yes, but you must not access the property without tenants' consent as they have full right of occupancy in law, even though you own it.

+ What happens when a tenant does not pay rent on time?

We immediately contact the tenant to ensure payment is made promptly. This can be done with card payments, standing orders or bank transfers. The tenant is telephoned and sent email/text reminders advising them that we have not received payments. Landlord is updated with progress and we will attend the property should response not be received. If you have selected one of our rent guarantee products, a claim will commence as any future rent arrears approach.

+ How quickly is my rent paid to me when collected?
If we have received the rent today it is sent to you the next working day. The money will be in your designated account normally within two hours.
+ Rent Smart Wales - What is it and what do I have to do?

All landlords who have properties in Wales need to register with Rent Smart Wales and declare themselves a fit and proper person. This legal requirement was introduced on the 23rd of November 2015. If your property remains managed by an agent for the entire duration of the tenanted period, no further action will be required. However, if a landlord wishes to manage the property themselves, they must sit the required training and pass relevant examination to let their property without the help of a managing agent.
